Richmond is one of the fastest growing parts of Fort Bend County, and Mandola Farms is one of its most thoughtfully planned communities. With over 250 lots, community lakes, walking and jogging trails, a splash pad, and a community park with an outdoor pavilion and playground, it draws a specific kind of buyer. Families who want newer construction, good schools, and a neighborhood where their kids can ride bikes and walk to the park. Mandola Farms is served by Lamar Consolidated ISD, with Jane Long Elementary, J.J. Wessendorff Middle, and Lamar Consolidated High School. The HOA is around $905 per year, and the low tax rate is a genuine selling point compared to other parts of Fort Bend County.

The challenge with a newer home that sat for 176 days is that the market has already formed a first impression. Buyers who scrolled past it on Zillow have already made a judgment.
