When a nearly new home in a strong community sits this long, the house is rarely the problem. It is the approach.
Tomball has been one of the more consistent submarkets in the Houston metro. The area benefits from the SH 249 widening and Grand Parkway access, which has opened up the corridor for professionals who want small-town feel with city connectivity. Cherry Pines specifically sits in a sweet spot: newer construction, affordable tax burden, and Tomball ISD. Homes in this community that are priced and presented well have moved at a reasonable pace.
