Overview

Three attempts. Two agents. No close. Here is what I see from the outside.

You know the listing history better than I do, so I will not dance around it. This property has been on the market three times with two different agents and it has not closed. That is the starting point. I am not interested in speculating about what went wrong on the previous attempts. What I am interested in is whether a different strategy, built on current local data and a clear read of the active buyer pool in this price bracket, can produce a different result. I believe it can.

This is not a cold call to explain how listings work. You are a licensed agent and you understand the process. I am reaching out because I think the property needs a fresh set of eyes and a strategy specifically built for the Spring/Kingwood corridor luxury segment. That is what I do.

6,238 sqft of custom-built living space with modern open-concept design

5 bedrooms, 5.5 baths with an expansive primary suite on the main floor

Premium 1-acre lot with lakeside setting and mature landscaping

Benders Landing Sec 02, an established estate community with lakes, trails, and a clubhouse

The Listing History

0 cumulative days on market tells a clear story.

0 days

I know you already know this number. At 309 cumulative days across multiple listing periods, the market has given clear feedback. The question is not whether the home has issues. The question is whether the strategy matched the property and the buyer pool. I do not think it did.

You have been through this process three times, so you do not need me to explain what an expired listing means or how market conditions affect pricing. What I will say is this: when a 6,238 sqft custom home on a 1-acre lakesite lot in Benders Landing fails to close across multiple attempts, the issue is almost never the home itself. It is the positioning, the pricing strategy, or the way the listing was marketed to the specific buyer pool that searches in this bracket.

I say that not as criticism of anyone's work, but as an observation from someone who studies the Lake Houston and Spring luxury market daily. The buyer pool for a property like this is smaller and more deliberate than for production homes. The marketing approach needs to match that. It needs to be more targeted, not less.

Who Actually Buys This Home

The buyer pool is specific. The strategy needs to match.

You know this from your own transactions: a 6,238 sqft custom home on an acre-plus lot in Benders Landing does not compete with $400K production inventory. The buyer is looking for something specific: real square footage, a main-floor primary, a lot you cannot replicate in a new master-planned build, and the privacy that comes with an established estate community.

That buyer is out there. They are relocating from out of state, upsizing from Kingwood or Spring, or relocating into the Houston metro through IAH. But they are not scrolling through generic search results. They are working with agents, filtering for specific lot sizes and community names, and making deliberate comparisons. The listing has to reach them through targeted channels and speak to exactly what they are looking for. Generic MLS exposure and passive marketing are not enough at this price point. That is where the approach needs to change.

What I Would Do Differently

Three specific moves I would make from day one.

You have already been through this cycle, so I will skip the generalities. Here is specifically what I would change and why I think each move matters for this property and this market.

1

Reprice Against Current Closed Comps, Not Previous Listing Periods

I would pull a fresh CMA using only recent closed sales in Benders Landing and comparable 1-acre estate communities along the Spring/Kingwood corridor. The pricing from the last listing period may not reflect what buyers are actually transacting at today. That is not a knock on anyone's work; markets shift, and the active buyer pool for this bracket recalibrates constantly. I would price to where the market is now, not where it was six months ago.

2

Rework the Marketing Package for This Buyer Profile

Professional photography, drone video of the 1-acre lot and lake frontage, and a listing narrative written for someone who understands what they are looking at. At this price point, the marketing needs to do more than show rooms. It needs to make the case for this lot, this community, and this specific home over every other option in the corridor. I would also ensure the marketing has a lifecycle plan so it stays fresh and does not go stale the way long-cycle luxury listings tend to.

3

Run Targeted Outreach Instead of Relying on Passive Exposure

Homes in this bracket do not move on foot traffic alone. I would run a targeted digital campaign aimed at relocating professionals and families moving into the Houston metro who are actively searching for estate-size properties near The Woodlands, Kingwood, and IAH. I would also work the agent network directly, reaching out to buyer agents across the north Houston corridor who specialize in the upper bracket. Passive MLS listing is not enough at this level. The outreach has to be proactive.

Why I Reached Out

Fresh eyes, local data, and a plan built for this corridor.

I lead with data, build structured processes, and stay calm when a deal gets complicated. I bring analytical rigor to every listing strategy. It is not the typical agent approach, and it is particularly useful when a property has been through multiple listing cycles and needs a different kind of thinking.

I serve the Lake Houston corridor and the greater north Houston area daily. I know the Spring/Kingwood luxury market. I know what buyers in this bracket are searching for, how they filter, and which agents are actively writing on properties like this. I understand the Benders Landing market specifically, and I know what it takes to move a 1-acre estate property in the current environment.

You are a licensed agent, so I will not pretend this is a normal seller pitch. I respect that you have professional perspective on the process and that you know exactly what has and has not worked. What I am offering is a fresh set of eyes with specific local market knowledge and a willingness to build a strategy that is different from what has already been tried. If you are open to a conversation about what that looks like, I am ready to walk through the data with you. No pressure, no urgency. Just a peer-to-peer discussion about whether there is a better path forward.
