Before looking at numbers or neighborhoods, it helps to understand what is actually driving the conversation. Work through these three questions honestly. There are no wrong answers.
What is driving the thought of a change?
Start with the trigger. Is something specific pushing you toward a move, or is it a feeling that has been building over time?
A life event
Job relocation, growing family, empty nest, divorce, retirement, or a lifestyle shift that is changing what you need from a home.
Financial motivation
You want to build equity, reduce your monthly payment, cash out equity, or take advantage of what your home is worth now.
Lifestyle desire
You want a different neighborhood, more space, less space, better access to something, or a fresh start.

That is okay. Sometimes the first step is naming that something feels off, even if you cannot pinpoint it yet.

Uncertainty

What would need to be true for you to feel ready?
This is the most important question. You do not need to have all the answers, but sketching out what "ready" looks like helps clarify the gap between where you are and where you want to be.

When to Revisit

A life change happens
New job, growing family, empty nest, retirement, or a relationship change. When your life shifts, your housing needs often shift with it.
Interest rates move meaningfully
A drop of even half a percent can change your monthly payment significantly. When rates shift, the math changes, and it is worth revisiting.
Your home's value changes
If your home appreciates significantly or the market shifts in your area, the equity equation changes. What was not worth doing six months ago may look different now.
