What My Clients Say

Trusted by clients who value clarity.

5.0 on Google Reviews

"I have been dealing in real estate since the late 1960s. In all of my dealings, Diane Hibbs is the best realtor I have ever worked with. She put in a lot of effort and energy in the sale of my property. She really knows the real estate business. She is very friendly and very easy to work with."

Questions & Answers

Common questions from clients like you.

Thinking about a move, or not sure if you should? Here are honest answers to the questions I hear most.

How do I know if I'm really ready to move?

You don't need to have it all figured out. Many of my clients start with a conversation, not a commitment. We'll look at your timeline, your finances, and what matters most to you before deciding if moving even makes sense right now.

Should I sell my current home before buying a new one?

It depends on your financial situation and comfort level. I'll walk you through the options: selling first, buying first, or doing both, so you can choose the path that keeps you in control.

What's the market like in Kingwood and Humble right now?

The Northeast Houston market moves differently than Inner Loop or Katy. I track the Kingwood, Humble, Atascocita, and Porter markets closely and can give you a clear picture of what your home is worth and what to expect in your search. Homeowners in the Houston metro build equity fast, the area has seen consistent appreciation over the past decade.

How long does the whole process take, start to finish?

Every situation is different, but I'll give you a realistic timeline from day one. Whether you're three months out or twelve, we build a plan that works on your schedule, not mine.

I'm overwhelmed by the idea of downsizing. Where do I even start?

That's exactly where I come in. I help you break it into manageable steps: from deciding what to keep, to finding the right home, to getting through closing with your sanity intact.

What makes you different from other agents?

I'm a retired physician turned real estate advisor. I bring the same structured, no-nonsense approach to housing decisions that I used in medicine, with careful evaluation, clear communication, and a focus on getting the decision right, not just getting to closing.

Do you only work in Kingwood?

My focus is the Lake Houston area: Kingwood, Humble, Atascocita, Porter, New Caney, Dayton, Crosby, and Huffman. For clients with needs outside this area, I connect you with a trusted referral partner who will give you the same level of care.

What does it cost to work with you?

For buyers, commission is typically structured so the seller covers it as part of the transaction, but that's not always the case, and there are ways to negotiate how commissions are handled depending on the deal. For sellers, we'll discuss commission upfront so there are no surprises. My goal is for you to understand exactly what to expect before we move forward.
