Price is the single most honest signal a listing sends. Getting it right from the start matters more than any single marketing step.

  • The strongest interest comes early. The most active buyers notice a new listing in its first weeks, so the opening price carries real weight.

  • Buyers compare everything at once. Your home is measured against every other active listing the same day, so a price above the market raises questions instead of offers.

  • Evidence beats hope. A price grounded in recent sales and current competition is the surest route to a strong offer without the slow drift of later reductions.

How we price together

Pricing is a conversation, not a guess. Here is how we build the number together before anything goes live.

  • Recent comparable sales anchor the range. We start with actual closed sales of similar homes nearby.

  • Condition and presentation adjust it. Updates and care move the number; deferred work pulls it back.

  • We agree before launch. You approve the price and the review point, so there are no surprises once the listing is live.

Reading the signs after launch

Few or no showings

Often means the home is priced above the market. The response is usually a meaningful price adjustment, made early rather than late.

Showings, but no offers

Points to presentation. The response is improved presentation and, typically, a smaller adjustment.
