Approach

How Diane works with Kingwood clients.

Diane is a strategic real estate advisor who helps people think through major housing decisions so they can move forward with clarity and confidence. In Kingwood, where buyers are weighing villages, schools, commutes, and flood awareness, that thinking happens before a single offer.

Her style is calm leadership, a structured process, and clear communication. She guides clients toward the right decision rather than rushing them toward a transaction. If a home or a timeline is wrong for you, you should hear that from your advisor before you hear it from your bank statement.

Her background includes 25+ years as an OB/GYN, and that experience frames how she leads: calm, methodical decision-making under pressure, the same steadiness she brings to a negotiation, an inspection, or a closing table in Kingwood.

What I Cover

Kingwood market knowledge, put to work for you.

Kingwood is not one market; it is a community of distinct villages with different schools, commutes, flood exposure, and fee structures. Here is what goes into the advice, without statistics I cannot source.

Local villages and neighborhoods

From Kings Point's lakefront lots to Woodland Hills' newer floor plans, each village has its own resale story. I help you compare village by village and price with evidence, not guesswork. See the Kingwood neighborhood guide and the full villages guide.

Schools

Most of Kingwood sits in Humble ISD; the portion in Montgomery County near Oakhurst is served by New Caney ISD. Attendance zones are address-specific, so I verify the actual assignment for every home you consider. Read the Northeast Houston school district guide.

Commute patterns

IAH is roughly 15 to 20 minutes from most of Kingwood at off-peak hours via US-59/I-69 or Northpark Drive. Downtown Houston runs about 30 to 40 minutes via the Eastex Freeway, longer at peak times, with the Hardy Toll Road as an alternative. Where you sit inside Kingwood changes those numbers, and I factor that into every village recommendation.

Flood awareness and insurance

Kingwood sits between the West Fork of the San Jacinto River and Lake Houston, and past flood events were street-specific and house-specific. I help you check the FEMA flood zone for an exact address, request flood history, and confirm map revisions since 2017, plus what it means for insurance and your lender's requirements. Start with the flood zone guide.

HOA and community associations

Each Kingwood village runs its own homeowners or civic association, with Kingwood Service Association (KSA) assessments layered on top for community-wide amenities. Recent reported village fees run roughly $300 to $600 a year, varying by village. I pull the exact current assessment for any home you consider. See the HOA fee guide and the MUD district guide for how fees and taxes work across Northeast Houston.

Kingwood FAQ

Questions Kingwood buyers and sellers ask.

What are the different Kingwood villages?

Kingwood is a master-planned community organized into more than 25 named villages, including Trailwood, Greentree, Kings Point, Bear Branch, Woodland Hills, Forest Cove, Mills Branch, Elm Grove, Oakhurst, Kings Manor, and many more. Each village has its own feel, home styles, and location within Kingwood. My village guide covers all of them, organized by which buyers each one suits.

Read the village-by-village guide

Which school districts serve Kingwood?

Most of Kingwood, the Harris County portion, is served by Humble ISD, which operates Kingwood High School, Kingwood Park High School, and the middle and elementary schools across the villages, including Shadow Forest Elementary in the Mills Branch area. The smaller portion of Kingwood that sits in Montgomery County, in the Oakhurst and Kingwood NW area near Porter, is served by New Caney ISD. Because assignments vary by address, I always verify the district and attendance zone for the exact home before you make an offer.

Read the school district guide

How long is the commute to downtown Houston and IAH?

George Bush Intercontinental Airport (IAH) is roughly 15 to 20 minutes from most of Kingwood at off-peak hours via US-59/I-69 or Northpark Drive, one of the shortest airport commutes in the metro. Downtown Houston is about 30 to 40 minutes via the US-59/I-69 Eastex Freeway, and that can stretch well past 45 minutes during the peak rush; the Hardy Toll Road is an alternative route. METRO's 255 Kingwood Park & Ride serves commuters who use the HOV/HOT lanes on I-69.

What is the flood risk in Kingwood, and how do buyers check it?

Kingwood sits between the West Fork of the San Jacinto River and Lake Houston, and parts of the community flooded during Hurricane Harvey (August 2017), again in May 2019, and during Tropical Storm Imelda (September 2019). Flooding has been street-specific and house-specific: within a single village, some homes took water and others took none. Before you buy, check the FEMA flood zone for the specific address, request the flood history for the property, and confirm whether flood maps have been revised since 2017. Depending on the zone, your lender may require flood insurance.

Read the flood zone guide

Are there HOA fees in Kingwood?

Kingwood is organized into villages, and each village runs its own homeowners or civic association. Kingwood village associations have reported annual fees in the roughly $300 to $600 range in recent years, with Kingwood Service Association (KSA) assessments added on top for the community-wide amenities the whole community shares. The exact amount depends on your village and what it maintains, so I pull the current year's assessment for the specific home before you make an offer.

Read the HOA fee guide

What is the greenbelt trail system?

Kingwood's greenbelt system is more than 75 miles of interconnected hike-and-bike trails, plus parks and nature preserves across the community. Village trail associations, such as the Kings Point Trail Association, maintain segments of the system, which is why the signposted paths around the villages stay in such good shape. The trails connect neighborhoods to schools, parks, shopping, and Lake Houston access points, and they are a big part of daily life here.

New construction or resale in Kingwood?

Kingwood's newer construction is mostly on the east side and in pockets of the west: Woodland Hills, Sherwood Trails, and Royal Brook built through the 1990s and 2000s, while Royal Shores and Woodridge Forest still have new homes coming up. The established villages, such as Kings Point, Kings Manor, Elm Grove, and Trailwood, hold most of the resale inventory, with mature trees, larger lots, and original-to-updated finishes. The trade-off is usually newer placement and floor plans versus maturity and character, and the right answer depends on your timeline and how much updating you want to take on.

Read the new construction vs resale guide

How long does it take to sell in Kingwood?

There is no single number that applies across all of Kingwood; days on market depend on the village, the price point, the condition of the home, and the season. My approach is to benchmark a specific home against current closed sales in its village using Houston Association of Realtors (HAR) data, price it from that evidence rather than from hope, and present it well from the first day on market. If you want a data-backed look at your own home, start with a valuation and we will go from there.

Read the seller playbook

Every answer above is a careful, verifiable introduction, not a guarantee. Market data changes, fees change, and flood zones are address-specific, so the numbers I use are always the ones I can source. Kingwood's neighborhoods and the school district guide go deeper.
